FIRMS TAKE ADVANTAGE OF GOOLE AND HOWDEN'S "EXCELLENT POSITION"

Activity in Goole and Howden commercial property market has exceeded all expectations over the past two years.

The development at Centreport by Sterling Capital has created more than 5,000 jobs since 2007, with the development of the Guardian Glass facility and the Tesco distribution base.

In addition, PPH Commercial has recently acquired the former Vesuvius site, a 10 acre manufacturing facility on AW Neilsen Road in Goole. The space has now been refurbished and a five acre site – including a 40,000 sq ft warehouse and office building – has been sold to Collett Transport, a specialist haulier from West Yorkshire.

A further 35,000 sq ft of manufacturing space has been refurbished and let to Silvigen, a firm processing waste wood and producing pellets exclusively for Drax power station.

A further 15,000 sq ft warehouse on a two acre site has been sold to Simon Gibson Haulage.

Elsewhere in the town, PPH Commercial is also advising the developers at Opus 36, who have already sold 30,000 sq ft of refurbished warehouse space to the Kerfoot Group, a Ripon based processor of edible oils.

Strong interest is now being shown in the balance of the site, on a leasehold basis.

Smaller industrial space within the town of Goole is also attracting interest with Larsen Park, a purpose built industrial estate with units up to 5,000 sq ft almost fully let.

PPH Commercial has just put under offer a smaller industrial unit on Mariner Street, which generated interest from a number of different parties.

The story is equally positive in nearby Howden.

Cavermill Estates are in the process of developing Ozone, a 33 acre manufacturing and distribution site that has already attracted occupiers of the quality of Image Data, Warburtons Bakeries and Transatlantic Group.

Units are being developed out on a design and build basis with further information available from PPH Commercial.

Bed Medhurst of PPH Commercial said "Goole and Howden have continued to generate strong interest in the commercial marketplace in the past 12 months".

"We are talking to a number of national companies looking to relocate to the area as a result of its excellent logistical position. Goole and Howden compare favourably in cost terms to other distribution locations, such as Normanton and Doncaster".
